Mr. Greenberg brings with him an extensive background of special purpose appraisal experience. He holds both the MAI and SRA designations from the Appraisal Institute, in addition to the ASA designation from the American Society of Appraisers, within both the Real Property/Urban Properties and Machinery and Technical Specialties disciplines. Mr. Greenberg and his staff have a broad scope of valuation processes when approaching airport properties.
The firm of Bruce D. Greenberg, Inc. has performed valuation services at numerous airports over the past several years. Mr. Greenberg is a member of the Southwest Chapter of the American Association of Airport Executives (AAAE), as well as the Arizona Association of Airports. Mr. Greenberg has spoken to the South Central Region of AAAE, the AZAA and the Real Property Airport Managers concerning airport valuation assignments. Mr. Greenberg’s familiarity with airport properties only strengthens and complements his background in appraising other special purpose properties.
Most often, inexperienced appraisers observe and utilize only the local data. In most cases, this data does not enjoy taxiway or aviation benefits and, therefore, most appraisers "miss the mark" in the appraisal of airport properties. Our approach is simple: we value properties on the "apple to apple" concept. Our work is tedious due to the vast amount of time spent interviewing appropriate parties at both the subject and competing airports. The data gathered is most comparable to the subject properties in physical, legal and economic comparison.
